Commercial grounds and snow, on one contract
For property managers and commercial owners across the Milwaukee and Waukesha metro — seasonal and per-push snow, plus year-round grounds maintenance, from one crew that documents every visit.
Snow & ice contracts
Two ways to buy winter
Most portfolios take seasonal for budget certainty. Properties with a lot of weather variance sometimes do better per-push. We'll tell you which one your site actually favors, even when it's the cheaper one.
Seasonal contract
A fixed price for the whole season. Your winter line item is a known number in August instead of a gamble on snowfall, which is usually what a budget owner wants.
- Unlimited events at the contract trigger
- Predictable monthly billing
- Priority in the route order
- Salt included or itemised — your call
Per-push
Billed per event, with depth-band pricing so a two-inch nuisance and a ten-inch storm aren’t charged the same. Better for properties that would rather pay for what falls.
- Priced by depth band
- Walks and salt run independently
- No commitment in a light winter
- Same documentation as seasonal
How we run winter
The part that shows up in your claims file
Plowing is the easy half. What separates contractors is routing, documentation, and whether anyone touched the sidewalks.
- Routes built by geography, not by phone orderProperties are grouped into geographic routes and assigned to a truck. That is what keeps response times honest when the entire metro gets hit in the same six hours — the crew isn’t crossing the county between two stops.
- Every event documentedTime-stamped service records per property per event. When a slip-and-fall claim shows up eighteen months later, the record of what was cleared and salted, and when, already exists.
- Walks and entries are the real liabilityMost claims come off sidewalks and entrances, not the middle of a lot. Walks are serviced at a lower trigger depth than the lot and salted on their own schedule.
- One contact for a whole portfolioMulti-property portfolios get one point of contact, one contract and consolidated billing instead of a different crew and invoice per building.
The rest of the year
Grounds maintenance on the same contract
The properties we plow in January are mostly the same ones we mow in June. One vendor, one contact, no April scramble to find a landscaper.

Lawn Mowing & Lawn Care
Mowed every 5–10 days based on weather and growth, not a fixed weekday — so you’re only serviced when the lawn actually needs it.

Spring & Fall Cleanups
The full reset — beds cut back, leaves hauled, edges re-cut, and the property handed back looking sharp.

Grading, Drainage & Sod
Standing water and washouts get solved at the grade — then new sod or seed goes down on ground that actually drains.

What property managers ask
How do you price a property you haven’t seen?
We measure it. Lots and walks get traced against county GIS so the bid is built on actual square footage of pavement and walkway, not a windshield estimate. That is also why our numbers hold up when you put them next to a competitor’s line by line.
What depth triggers a service?
Typically two inches for the lot, written into the contract. Walks and entries are usually serviced at a lower trigger, and salt runs independently of plowing.
When should we lock in a contract?
Late summer through early fall. Routes are built by geography, and once a route is full we can’t add a property to it without hurting response times for everyone already on it.
Do you handle summer grounds too?
Yes, and it usually works out cheaper and simpler. Mowing, beds, cleanups and snow on one contract with one crew means nothing falls through the gap between vendors in April.
Are you insured for commercial work?
Yes. Certificates of insurance are provided with the contract, and we can name your ownership entity or management company as additional insured on request.
Get a bid before routes fill
Routes are built by geography and close as they fill. Earlier in the season means better response times on your property.
